Snow Plowing and Removal in Fletcher, NC

Lots open, roads clear.

Fletcher sits on the north edge of Henderson County, along US 25 between the Asheville airport and Hendersonville, with I-26 across its west side. It grew mostly as subdivisions and business lots on gently rolling ground. McKinley plows, salts and hauls snow here for business owners, HOAs and homeowners, and does the same next door in Arden.

Snow removal in Fletcher

Rolling ground, flat lots

The town's own land use plan calls the ground gently rolling, from about 1,900 feet along Cane Creek up to 2,200 feet at the Asheville line. That makes Fletcher easier in a snow than the steep coves around Asheville and Black Mountain. Most drives are short and most lots are close to level. It also means the problems are different: wide parking areas, long subdivision roads and flat ground where melt has nowhere to go and freezes where it sits.

Like the rest of the region, Fletcher gets a few real snows most winters and more ice than snow. A sheet of refrozen melt across a flat lot or at the foot of a drive is the usual call. On level ground, where the snow is stacked decides where the ice forms, so stacking is planned as carefully as plowing, with the piles kept off the drains and away from the walks.

Who plows Fletcher roads

NCDOT handles US 25, the I-26 interchanges and the state-maintained roads through town and out in the county, with the main routes first. The town handles the streets it maintains. Both have their own lists, and what neither touches is private: a business lot off Hendersonville Road, the private roads in a subdivision, an apartment complex's parking, a church lot or a homeowner's drive. Those are the owner's or the HOA's to clear.

Some subdivision streets in the area were never taken over by the state or the town, and owners there are sometimes surprised the first time it snows. If you are not sure whether your road is public or private, the HOA or the county can tell you. If it is private, a contract set up before winter means the plowing is already arranged when the snow comes.

Business lots along US 25

Fletcher has a lot of commercial ground for a small town: commercial and industrial lots near the airport, offices and shops along Hendersonville Road, apartment complexes and churches set back off the main road. Those lots are large and flat, with drive lanes, loading areas and parking rows. The tracked skid steer plows them and stacks the snow in the spots agreed beforehand, clear of entrances, fire lanes and drains.

Once the stacks start to take up parking, the dump truck hauls them out. On a level lot, salt or ice treatment goes on the walks, the entrances and the drive lanes where melt refreezes overnight. A commercial snow contract sets what is plowed, what is treated and the order of the work before the season starts, so nothing has to be worked out in the middle of a storm.

Subdivisions, HOAs and Arden

Fletcher more than doubled between 1990 and 2010, nearly all of it in subdivisions, and next door Arden filled in the same way along Hendersonville Road and Sweeten Creek. The streets are long and the drives are short. An HOA can contract the private roads, the entrance and the mailbox cluster as one job. A homeowner can contract a single drive and walk. Toward the Burney Mountain ridge and Avery Creek the lots steepen, and those drives are handled like mountain drives.

The snow removal page covers plowing, salting, hauling and walk clearing across the whole service area. The work in Fletcher and Arden is the same on both sides of the county line, even though Fletcher is in Henderson County and Arden is in Buncombe. The Fletcher and Arden page lists everything else done along the corridor, from drives to drainage.

Setting up a Fletcher snow contract

McKinley walks the property before the first storm. On a business lot he looks at the drive lanes, the loading doors, the fire lanes, the drains and where the snow can be stacked without blocking any of them. On an HOA road he looks at the entrance, the low spots, any culvert crossings and the mailbox area. Then you decide together what is covered and at what point in a storm the visit comes.

Some properties want plowing only. Some want plowing, treatment and walks. Some want hauling written in for the bigger storms. On flat ground near Cane Creek, melt sitting in a low corner of the lot is worth planning for, because it refreezes there every night until it drains. The estimate is free and given on site, with one number for what the contract covers.

Questions about snow work

Questions people ask

Not seeing yours? Call (828) 540-6856 and ask McKinley, or read the guides.

Who plows the roads in my Fletcher subdivision?

It depends on whether the road is public or private. NCDOT handles state-maintained roads and the town handles the streets it maintains. A private subdivision road is the owners' or the HOA's to clear. If you are not sure which yours is, ask the HOA or check with the county, then set up plowing before winter if it is private.

Can you haul snow off a full parking lot?

Yes. The tracked skid steer loads the piles into the dump truck and they are hauled off the property. On a big flat lot that is usually needed after the larger storms, when the stacks start taking up parking or blocking sight lines at the entrance. The contract can include hauling or leave it as a call when it is needed.

Do flat lots need salting as well as plowing?

Usually, yes. On flat ground melt has nowhere to run, so it sits and freezes overnight. Walks, entrances and the low corners of a lot are where it forms. Treatment goes on those spots after plowing and again when the refreeze comes back. Where the snow is stacked matters too, so the melt runs toward a drain.

Do you work in Arden as well as Fletcher?

Yes. Fletcher and Arden run together along Hendersonville Road with the county line between them. The work is the same on both sides: business lots, HOA roads, subdivision drives and walks. Royal Pines, Biltmore Park, Avery Creek and the streets off Long Shoals Road are all on the same route from the Asheville base.

What does a Fletcher snow contract cover?

Whatever you decide it should. It can be plowing only, or plowing with salt and ice treatment, walks and entrances, and hauling for bigger storms. It sets the order of the work and the point in a storm when the visit happens. McKinley walks the property first and gives one number, free and on site.
