Greenville County

Working in Mauldin

Mauldin is a city of close to 25,000 people in Greenville County. The 2020 census counted 24,724. US 276 is Main Street, about eight miles from Greenville and five from Simpsonville. I-385 runs along the east side of the city and meets I-185 at its southern edge.

Most of Mauldin is built out. So the land work here is smaller and closer: an infill lot between houses, a wooded parcel left behind by older development, a tear-down site with a new house planned, or a back yard that holds water every time it rains.

That kind of job needs a careful crew. Neighbors are close, access can be tight and the water from your lot ends up on someone else's. We plan the clearing, the pad and the grading so the lot drains to the street or the storm drain, not over the fence.

We are based in Asheville and work the Upstate regularly. McKinley prices each job on site. Call (828) 540-6856 or use the form.

Lot clearing and site prep in Mauldin

A Mauldin infill lot is usually small, wooded and boxed in by houses. We mark the trees that stay and the clearing limits from the site plan. Trees come down in pieces where they have to, and the stumps and root mat come out under the house and drive. Silt fence goes in before the clay is opened. More on the method on our land clearing page.

From there the job becomes site prep: topsoil stripped, the pad cut and compacted, and a stone drive in so the concrete truck can reach the footings. Our house pad construction page explains how a pad is built to hold.

Grading and drainage on older lots

Many Mauldin calls are about water, not trees. A yard that falls toward the house. A low spot that never dries. Runoff from the lot behind you. Most of that is a grading problem. The ground is reshaped so water has a path away from the house. Where water moves through the ground, a French drain carries it off. See grading and land leveling.

Not sure which your yard needs? Read French drain vs regrading. The city's Public Works street crews maintain Mauldin's storm drains, catch basins and drainage ditches, so call them if the problem starts in the street.

Who to ask about rules

Inside city limits, ask the City of Mauldin about clearing, grading and building on your lot. Outside them, Greenville County's Land Development Division reviews stormwater before a grading permit is issued. Some subdivisions also have HOA rules on trees and drives.

Confirm with each office before work starts. Rules change and they depend on your lot.

How Mauldin got its name

The name dates from 1885. It honors Lieutenant Governor W. L. Mauldin, who helped bring the Greenville and Laurens Railroad through the village. The station took his name first, and the town followed. The community nearly emptied out after the Civil War and grew again after World War II.

Mauldin is on the same run as Simpsonville and Greenville. Jobs in Five Forks and Fountain Inn go on the same trip.

Do you clear small infill lots in Mauldin?

Yes. Small, tight lots between houses are much of the Mauldin work. We plan access, protect the trees you keep and leave the lot cleared and graded for the build.

Water from the lot behind me floods my Mauldin yard. What fixes it?

Usually a change in the grade on your side, a swale to carry the water around the house, or a drain. We look at where the water comes from and where it can legally go, then fix the shape of the ground.

Which office handles grading questions for a lot in Mauldin?

Inside city limits, the City of Mauldin. Outside them, Greenville County's Land Development Division. Confirm with them for your lot before work starts.

Can you build a house pad on a tear-down lot in Mauldin?

Yes. Once the old structure is gone, we clear what is left of the vegetation, strip the topsoil and build the pad to the height on your plans, with fill compacted in layers.
