Site Prep around Greer
Site preparation is everything between a raw lot and the first footing. Clearing is the first step of it, not the whole of it. After the trees come out, the topsoil is stripped, silt fence goes in, the pad is cut and compacted, a drive goes in that trucks can use, and the water is given a way off the lot.
Greer is a busy place to build. The rail line between Atlanta and Charlotte opened here in 1873, and the town grew around its station. Today GSP airport sits next to the city and Inland Port Greer moves freight by rail to the Port of Charleston. New houses keep going onto old fields and wood lots on both sides of the county line.
We do the whole sequence with one crew, so nothing falls between two contractors. That matters most when a builder is waiting on the lot.
We are based in Asheville and work the Upstate regularly. McKinley walks the site with you or your builder and prices it there. Call (828) 540-6856 or use the form.

Site Prep in Greer: what to know
Construction clearing comes first
On a construction lot, clearing follows the site plan. Trees come down inside the limits, and stumps and root mat come out under the house, the drive and anywhere fill goes. Roots left under fill rot and leave holes. For clearing on its own, or acreage that only needs opening up, see land clearing in Greer.
Before the soil is opened, the erosion control goes in: silt fence on the low side and a stone entrance so trucks do not track clay onto the street. Topsoil comes off the build area and is piled for the yard later.
Pad, drive and drainage
The pad is cut, filled or both to the height on the plans. Fill goes down in layers, and each layer is compacted before the next. The access drive goes in on a stone base early, so a loaded truck can reach the footings in wet weather. The ground around the pad is shaped so water runs away from it before anything is poured.
Utility runs are part of the plan too. In much of Greer, Greer CPW provides the electricity, natural gas, water and wastewater. Ask them early about new service for your lot, so the trenches and the drive do not cross each other twice. Public lines are located through SC811 before any digging, and private lines are yours to have marked.
City or county review
Inside city limits, the City of Greer's Engineering department reviews development plans for city standards and stormwater rules. It also inspects new site, road and drainage work, and issues encroachment permits for work in city rights-of-way. Outside city limits, ask Greenville County or Spartanburg County, depending on the side of the line. Larger projects need SC DES stormwater coverage when they disturb an acre or more, or sit inside a larger common plan.
Confirm with the right office before work starts. Our site preparation checklist for South Carolina sets the order of work, and what site prep for a new house depends on covers the price side.

What does site preparation in Greer include?
Construction clearing, erosion control, stripping the topsoil, cutting and compacting the house pad, building the access drive and shaping the drainage. We carry the lot from raw ground to ready for footings.
Is construction land clearing in Greer the same as site prep?
Construction clearing is the first part of site prep. Site prep carries on from there through the pad, the drive and the drainage. We can do the clearing alone or the whole sequence.
Who reviews site plans for a lot inside Greer city limits?
The City of Greer's Engineering department reviews development plans for city standards and stormwater rules. Outside the city, Greenville County or Spartanburg County handles it. Confirm with the office for your lot.
Can you work to my builder's schedule in Greer?
Yes. Most site prep is coordinated with a builder. Send the site plan and the start date, and we plan the clearing, pad and drive so the footing crew is not kept waiting.
Should the utility trenches go in before the driveway?
It is worth planning them together. Ask your utility provider, often Greer CPW, where service will come in. We then set the drive and the pad so the two do not get dug up twice.
