Spartanburg County, SC

Working in Boiling Springs

M&S Land Management does land clearing in Boiling Springs, SC as part of the Spartanburg County work we come down from Asheville for. Boiling Springs sits north of the city and north of I-85, on the Highway 9 corridor that runs up toward Lake Bowen.

It is one of the busier places in the county for new houses. The census counted about 4,500 people here in 2000 and more than 10,000 in 2020. That means a steady supply of lots that have to be cleared, cut to a pad and given a driveway before a builder can start.

Boiling Springs is not an incorporated town. There is no town hall to ask, so permit and stormwater questions for a lot here go to Spartanburg County.

What it includes

Everything we do, locally.

  • Gravel Driveways. New drives cut, based and crowned to shed water — built for grade, not for flat ground.
  • Driveway Repair. Ruts, washboard and washout corrected, then re-crowned so it stops coming back.
  • Drainage. Culverts, catch basins, French drains and riprap — moving water off the drive and away from the house.
  • Land Clearing. Lots, building sites and overgrown acreage opened up and hauled off.
  • Forestry Mulching. Brush, saplings and undergrowth cut and mulched in place. No burn pile, no haul-off.
  • Grading. Rough and finish grading to a slope that drains instead of holding water.
  • Site Prep. Raw ground made buildable — cleared, stripped, graded and accessed.
  • House Pads. Compacted pads built to spec on ground that was never flat to begin with.
  • Retaining Walls. Block and stone walls that hold a cut bank and keep the drive where you put it.

Clearing

Land clearing in Boiling Springs, SC

A house lot needs full clearing where the house, the drive and the utilities will go. Trees come down, stumps and root mat come out and the surface is stripped. The back of the lot usually does not need that. Brush and saplings there can be ground into chip by forestry mulching, which costs less and leaves the soil covered.

We mark what stays and what goes before a machine starts. There is more on the method on our Spartanburg land clearing page.

Building

From cleared lot to house pad

After clearing comes site preparation. The topsoil is stripped, the pad is cut and compacted in layers, and an access drive is built up on stone. The ground here is Piedmont red clay. It will not carry a loaded concrete truck when it is wet, so the access goes in early.

Clay also sheds rain, and on a street of new houses each lot passes water to the next one down. We shape the lot so water leaves it without running at the house. Where shaping is not enough, see drainage solutions in Spartanburg.

The finished drive is a gravel driveway on a compacted base. If it meets Highway 9 or another state-maintained road, the entrance needs an SCDOT encroachment permit, so check with SCDOT before work starts.

Lake Bowen

Lots near Lake Bowen

Highway 9 crosses Lake Bowen a few miles north of Boiling Springs, and a lot of lake and near-lake property is reached from here. Lake Bowen is a drinking water reservoir run by Spartanburg Water. It keeps a protected buffer around the shoreline, and adjoining owners need its permit before changing the natural vegetation or adding anything inside that strip.

So on a lake lot, find out where the buffer line is before any clearing is priced, and check with Spartanburg Water for the current rules. See the Spartanburg and Inman pages for the rest of the county, or the full service area.

Do you offer land clearing in Boiling Springs, SC?

Yes. Boiling Springs is in Spartanburg County, which is part of our Upstate South Carolina service area. We clear house lots, building sites and overgrown acreage, and take out stumps and root mat where the ground will be built on.

Who handles permits for a lot in Boiling Springs?

Boiling Springs is unincorporated, so building, stormwater and land disturbance questions go to Spartanburg County. A driveway entrance on a state-maintained road such as Highway 9 goes through SCDOT. Check with each office before work starts.

Can you clear a lot near Lake Bowen?

Yes, outside the protected shoreline strip. Spartanburg Water requires a permit before natural vegetation is changed inside its buffer around the lake, so the buffer line has to be known first. Check with Spartanburg Water for the current rules.

Is the estimate free in Boiling Springs?

Yes. We come out, walk the lot with you and give you a real number at no charge. Send the address with your request so we can plan the trip down from Asheville.
