Grading in Spartanburg, SC

Grading around Spartanburg

Grading is the shape of the ground. Which way it falls, how much, and toward what. Get it right and rain leaves the lot on its own. Get it wrong and the low spot ends up at the crawlspace vent, the garage door or the end of the drive.

There are two passes. Rough grading moves the bulk of the dirt: high ground is cut, low ground is filled, and the pad and drive are brought close to final height. Finish grading trims the surface to its final fall, smooth enough for topsoil and seed, sod or stone.

In Spartanburg County most of our grading falls into three jobs. Lot grading for a new house. Regrading an existing yard that holds water or sends it toward the house. Grading for a drive, a parking area or a level spot for a building. Each one starts with where the water needs to go.

We are based in Asheville and work Spartanburg County regularly. McKinley looks at the ground himself and prices the job. Call (828) 540-6856 or use the form.

Grading in Spartanburg: what to know

Grading on Spartanburg clay

Cecil soil is common on the Piedmont uplands of South Carolina: a loamy top layer over deep red clay. On an old field where the topsoil has washed away, the surface is already clay loam. That changes how the ground grades and what grows on it afterward.

Clay graded wet smears, ruts and will not compact. Clay graded too dry will not compact either. We grade when the ground is workable and tell you plainly when waiting a few days is the better call. Topsoil is stripped and stockpiled before rough grading, then spread back at finish grade so the yard has something to grow in.

Lot grading for a new house

On a new lot, the grade is set from the plans. The ground falls away from the foundation on every side. Swales between houses carry water to the street or the back of the lot, not into the neighbor's yard. The pad and the drive are set at heights that work with the road and the lots around them.

Most lot grading is done to a builder's schedule, in two visits: rough grade with the pad, finish grade after the house is up. See house pad construction in Spartanburg for the pad itself, or our main grading and land leveling page for the method.

Permits before the machine starts

Spartanburg County runs a land disturbance permit through its Public Works engineering office. Its application covers small jobs as well as large ones, and lists lot grading among the work it applies to. Inside a city, ask that city as well. Larger jobs can also need state stormwater coverage through the South Carolina Department of Environmental Services. Rules change, so check with the county before work starts.

Public lines are marked through South Carolina 811 before any digging. Private lines such as wells, irrigation and power to outbuildings do not show on that locate, so point them out. Our site preparation checklist for South Carolina lists the rest.

Regrading or a drain?

Water standing in a yard is usually a grading problem first. If the ground falls toward the house, or a flat spot has nowhere to send the water, regrading gives it a path. A drain is for water moving through the ground. Read French drain vs regrading to see which fits your yard. For everything else we do in the county, see the Spartanburg service area page.

What does a grading contractor do on a new lot?

Strips the topsoil, cuts high ground and fills low ground, brings the pad and drive to height, and shapes the lot so water falls away from the house. After the house is built, finish grading sets the final surface.

On a Spartanburg job, what is rough grading versus finish grading?

Rough grading moves the bulk of the soil and gets the ground close to its final shape. Finish grading trims it to the exact fall and smooths it for topsoil, seed, sod or stone.

Can you regrade my Spartanburg yard so water stops running toward the house?

Yes. We find where the water comes from, then reshape the ground so it falls away from the foundation and has a path off the lot. Where water moves through the soil, a drain may be added.

Do I need a permit to grade my lot in Spartanburg County?

Possibly. Spartanburg County has a land disturbance permit that covers lot grading, including small jobs. Check with the county, and with your city if you are inside one, before work starts.

What affects the price of a grading job?

How much soil has to move, whether fill has to be brought in or hauled out, how wet the clay is, how easy the lot is to reach and how fine the finish needs to be. We walk the ground and give you a real number. The estimate is free.
