Land Clearing in Spartanburg, SC

Land Clearing around Spartanburg

A building lot is not a tract of acreage. It is a small piece of ground with a house going on it, neighbors on two or three sides and a plan that says exactly where everything goes. Clearing it well is less about how much comes down and more about what is left.

Most lots we clear in Spartanburg County are one of two kinds. A lot in a new subdivision, often wooded and staked by a surveyor. Or a single wooded lot on a county road, where nothing has been touched and the first job is getting a machine in.

On both, the goal is the same. Clear the ground the house needs, keep the trees worth keeping, and leave a lot the pad crew can start on. For acreage, overgrown land and large tracts, see our land clearing in Spartanburg page instead.

We are based in Asheville and run Spartanburg County regularly. McKinley walks the lot, marks the plan with you and prices the job. Call (828) 540-6856 or use the form.

Land Clearing in Spartanburg: what to know

Clear to the plan, not the property line

We start from the site plan. The house footprint, the working room around it, the drive and the routes for water and power are cleared to soil. Stumps and root mat come out there, because they rot under a slab or a drive. The rest of the lot can often stay wooded, or be thinned and mulched.

Clearing only what is needed keeps shade on the house, privacy from the neighbors and roots holding the soil on the edges. It also means less to haul. Our main land clearing page covers the method step by step.

Keeping trees on a building lot

A tree worth keeping needs more than its trunk left alone. Its roots spread under the ground around it. Machines driving there, or fill piled over the roots, can kill it slowly. So we mark the trees that stay, and keep traffic and fill off the ground beneath them where the plan allows.

Some trees are too close to the house to keep, however good they look. We will tell you which ones, so you decide before the machine arrives rather than after.

Subdivision lots

A subdivision lot often comes with rules. Covenants or an architectural review board may limit which trees can come down and when. Check them before clearing, and get any approval in writing. The surveyor's stakes and pins need to survive the job, so we work around them.

Spartanburg County runs a land disturbance permit whose application covers clearing and lot work on residential lots. Inside a city, ask that city too. Rules change, so confirm before work starts. Silt fence and a stone entrance keep the clay on the lot and off the street.

After the lot is cleared

Clearing leads straight into the pad. See house pad construction in Spartanburg for that step. If you are setting a budget, read what drives land clearing cost in Spartanburg County. For everything else we do in the county, see the Spartanburg service area page.

How much of my lot needs to be cleared to build?

The house footprint, working room around it, the drive and the utility routes. The rest can often stay wooded. Your site plan sets the limits, and we mark them with you before work starts.

Can you leave trees standing on a building lot?

Yes. We mark the trees you want to keep and keep machines and fill off the ground over their roots where the plan allows. Trees too close to the house are pointed out first so you can decide.

Do I need HOA approval before clearing a subdivision lot?

Often, yes. Many subdivisions have covenants or a review board that limit tree removal. Check yours and get approval in writing before clearing. County permits are separate.

What is left on the lot after clearing?

Bare soil where the house and drive go, with stumps and root mat out, and the kept trees standing. Debris is hauled or processed on site, and the ground is graded so the pad crew can start.

Is lot clearing in Spartanburg different from land clearing?

It is the same work at a smaller, tighter scale. Lot clearing follows a site plan on a small parcel with neighbors close by. Land clearing usually means larger tracts and acreage.
