Yard Drainage and French Drains in Hendersonville, NC

Fix it at the cause.

Hendersonville is built around Mud Creek, and Mud Creek is named honestly. The flat ground along it and its forks holds water, the older in-town lots were graded a century ago, and the hillside houses toward Laurel Park and Flat Rock get water from above. McKinley sorts out which problem you have and gives the water a way out.

Yard drainage in Hendersonville

A town built on a creek bottom

Hendersonville is the Henderson County seat, half an hour south of Asheville on I-26. Mud Creek runs through the low side of town, fed by Bat Fork, Devils Fork and King Creek. It has flooded Spartanburg Highway and Greenville Highway often enough that the city is now designing a 25-acre site to hold floodwater on the lower creek.

Away from the creek the town climbs. Older neighbourhoods near downtown sit on lots graded before anyone thought about stormwater. Toward Laurel Park and Flat Rock the retirement houses of the last forty years sit on slopes, with water arriving from the lot above.

The in-town yard that never dries

On the older streets the typical call is a side yard or back corner that stays wet from October to May. The lot is flat, the neighbours' lots drain into it, the downspouts empty at the corners and the soil has been compacted by a hundred years of use.

McKinley finds the lowest point he can send water to, often the street ditch or a storm inlet. A French drain runs across the wet ground with fall to it, and the downspouts are buried in solid pipe to the same outlet. Where the surface is sending water at the house, that is regraded first. The guide to French drains versus regrading explains the difference.

Water from the lot above

On the slopes toward Laurel Park, Flat Rock and the apple country east of town, water comes down the hill through the ground. A house cut into the slope sits in its path. The bank behind it seeps, the uphill side of the crawlspace is wet, and there is no puddle anywhere to point at.

An interceptor drain along the uphill side catches that water before it reaches the house. It is a trench to the depth the water is moving at, with fabric, washed stone and perforated pipe laid with fall to daylight downslope. A bank that keeps slumping as well as seeping is a wall job with drainage behind it, covered under retaining walls in Hendersonville.

After Helene

In September 2024 Henderson County saw the worst flooding in its recorded history. Mud Creek and its forks went far past anything on the gauges, and places that had never flooded went under. A yard drain is not a flood defence and M&S does not sell it as one.

What the storm did was show every lot's weak point. Culverts under drives that were too small, ditches that had silted level with the yard, outlets buried under years of leaves. Those are the things to fix now, before the next ordinary wet winter. Anywhere near Mud Creek, the county's flood maps set what can be filled.

Permits, the stormwater hotline and NC811

Inside the city, Hendersonville runs its own stormwater program and has a stormwater hotline for drainage complaints. Henderson County's Site Development office handles erosion control in the city as the delegated agency. Outside city limits the county covers everything. A yard drainage job is small, but ask before fill goes in near the creek or a pipe reaches the road right-of-way.

NC811 needs three working days to get member utilities marked before digging. A well line, septic line or irrigation is not on that locate, so point them out on the walk.

Concrete, drives and the price

On older lots the thing in the way of the drain is often a cracked patio or walk, which concrete removal in Hendersonville takes out. A gravel drive that washes at the ditch is usually a culvert or ditch problem first, then a drive problem, and a new one is covered under gravel driveway installation.

McKinley walks the yard with you, free, ideally after rain when the water is showing, and gives one figure for the fix with the hauling and finish grading in it. Nothing starts until you have that number. The main drainage page covers ditches, culverts, riprap and the rest.

What it includes

What that covers

  • French drains. Perforated pipe in washed stone, laid with fall to a real outlet.
  • Interceptor drains. A trench along the uphill side that catches water before the house.
  • Buried downspouts. Roof water in solid pipe to a discharge point away from the foundation.
  • Ditches and culverts. Silted ditches cleaned, drive culverts resized, riprap at the outlet.

Hendersonville and the towns nearby

Hendersonville is the south end of the Henderson County work, half an hour from the Asheville base. McKinley does the same jobs on the flat creek-bottom lots in Fletcher and the subdivisions of Arden, and on the hillside lots around Asheville, Flat Rock and the apple country east of town. The Hendersonville service area page lists everything M&S does in town, from gravel drives and pads to walls, culverts and clearing, and the full service area page covers the rest.

Why does my yard near Mud Creek stay wet so long?

The ground along Mud Creek and its forks is flat bottomland with a high water table, so it has nowhere to shed water. A French drain with fall to a ditch or storm inlet, and downspouts carried away from the house, usually make it usable again. McKinley checks the flood maps before any fill goes in.

My crawlspace is wet on the uphill side only. What is that?

Water moving through the slope from the lot above. An interceptor French drain along the uphill side of the house catches it before it gets there. It is the most common fix on the sloped lots toward Laurel Park and Flat Rock.

Will a drain stop my yard flooding in a storm like Helene?

No, and McKinley will not tell you it does. A yard drain handles ordinary rain and keeps water off the house. What Helene showed is which culverts, ditches and outlets had failed quietly years earlier, and those are worth fixing now.

Who do I call about permits for drainage in Hendersonville?

Inside the city, Hendersonville has a stormwater hotline and Henderson County's Site Development office handles erosion control as the delegated agency. Outside city limits the county covers it. Most yard drainage jobs are too small to need a permit, but work near the creek or at the road is worth a call.

How much does yard drainage cost in Hendersonville?

Length of the run, depth, how far the water has to go to an outlet and whether regrading or a culvert is part of it. The walk-through is free and you get a single figure before anything starts.
