Yard Drainage and French Drains in Boiling Springs, SC

Get the clay lot draining.

Boiling Springs is named for a spring that used to throw water six feet into the air. It is still water now, and so is most of the ground around it after a rain. Almost everything here was built since 2000 on graded red clay, and clay keeps water. McKinley gives it a direction and an outlet.

Yard drainage in Boiling Springs

Twenty years of new subdivisions

Boiling Springs is unincorporated Spartanburg County, strung along Highway 9 north of the city. It had about 4,500 people in 2000, over 8,000 by 2010 and more than 10,000 by 2020. Nearly all of that growth is subdivisions off Highway 9 and the roads between it and Lake Bowen.

Those neighbourhoods were built the same way: the topsoil stripped, the lot cut and filled to make a flat pad, sod laid over the clay that was left. The first few years the yards were fine. Then the fill settled, the lots behind grew in, the trees got big enough to shade the ground, and the water started to stay.

The yard that squelches

The usual call is a back yard that is soft a week after rain, with moss in the shade, standing water along the fence and a mower that leaves tracks. On clay the water is not soaking in anywhere. It is sitting on the surface in the lowest place the grading left it.

The fix on a lot like that is mostly surface work. McKinley regrades the yard to fall to one line and cuts a shallow swale along it. The low corner gets a pipe out, to a ditch, a storm inlet or a drainage easement. A French drain comes into it where there is a true low spot and an outlet below it. Our guide to French drains versus regrading walks through the choice.

The side yard between two houses

Subdivision lots here are close together, and the strip between two houses is often where the two builders' grading met and left a trough. Both roofs drain into it, the air conditioner sits in it and the water runs along the slab to the garage.

A catch basin at the low point of that strip, with pipe to the front ditch, takes the surface water. The downspouts on both sides are buried in solid pipe to the same outlet. The strip itself is regraded to fall away from both slabs. It is a small job and it stops a lot of damage.

Downspouts and the slab

Boiling Springs houses are on slabs, and clay beside a slab stays wet for weeks. Water standing there works under the edge, lifts the floor at the door and shows up as a damp garage wall. Nearly always the cause is a downspout dumping at the corner into a mulch bed that was built higher than the slab.

The downspouts are carried away in buried pipe and the beds cut down so the ground falls away from the house. Gutters and waterproofing are other trades. M&S fixes the ground outside so the water never gets there.

The county, land disturbance and SC811

Boiling Springs has no town government, so Spartanburg County is the authority. The county's Public Works engineering division issues the land disturbance permit for work under an acre, and its planning department handles the zoning side in the unincorporated areas. A yard drainage job is small, but running a pipe to the road ditch or changing the grade on a drainage easement is worth a call before work starts.

SC811 marks member utilities before any digging, and the notice is required under South Carolina law. Irrigation, a line to a shed or a private water line are not marked, so point them out to McKinley on the walk.

A price, with the grading in it

The number depends on how much of the yard has to be regraded, the length of pipe and how far it is to an outlet. A catch basin or buried downspouts add to it. McKinley comes down from Asheville, walks the lot with you and gives one figure, free, with the hauling and the finish grading included.

The main drainage page covers the full range of work, and drainage solutions in Spartanburg describes the same clay-lot jobs on the city side of Highway 9. A drive that stays muddy at the low spot is often a drainage fix first and then a gravel driveway.

What it includes

What that covers

  • Regrading and swales. The clay lot reshaped to fall to one line and out to a ditch or inlet.
  • Catch basins. The trough between two houses given a grate and a pipe to the front.
  • Buried downspouts. Roof water in solid pipe away from the slab.
  • French drains. Perforated pipe in stone where there is a low spot and an outlet below it.

Boiling Springs and the towns nearby

Boiling Springs is the north side of the Spartanburg work, about an hour from the Asheville base down I-26. McKinley does the same clay-lot drainage in Spartanburg and west in Greer, and the mountain version of it back up the interstate in Henderson and Buncombe counties, where water comes down a slope instead of sitting. The Boiling Springs service area page lists everything M&S does along Highway 9, from gravel drives and pads to clearing and concrete removal.

Why is my Boiling Springs yard still wet a week after rain?

Red clay with a few inches of sod on top. The subdivision grading left a low spot, the fill has settled and nothing soaks in. Regrading to one line, a swale and a pipe to an outlet move the water. A French drain helps only where there is somewhere lower to send it.

Water runs along the side of my house to the garage. What fixes that?

The strip between two houses is usually a trough where the builders' grading met. A catch basin at the low point with pipe to the front ditch, downspouts buried to the same outlet and the strip regraded to fall away from both slabs. It is a small job.

Does a French drain work in red clay?

Only with an outlet. In clay the trench holds water unless the pipe falls to a ditch, inlet or daylight. McKinley checks for that first, and on most Boiling Springs lots regrading and a swale do more of the work.

Do I need a permit for yard drainage in Boiling Springs?

Boiling Springs is unincorporated, so Spartanburg County is the authority. Its Public Works engineering division handles land disturbance under an acre. A yard drain rarely needs one, but piping to the road ditch or working on a drainage easement is worth a call. SC811 marks utilities first.

What does yard drainage cost in Boiling Springs?

How much regrading, how much pipe, how far to the outlet and whether downspouts or a catch basin are included. The estimate is free and on site, and you get one figure with the grading and hauling in it.
