Yard Drainage and French Drains in Fletcher, NC

Make the water leave.

Fletcher's problem is the opposite of the mountains around it. The town sits on gently rolling ground that flattens out toward Cane Creek and the French Broad, and on a flat lot water has nowhere to go. McKinley makes the fall where there was none, with swales, catch basins and pipe laid to a real outlet.

Yard drainage in Fletcher

Flat ground in a mountain county

Fletcher is the north end of Henderson County, along US-25 between the airport and Hendersonville. The town's land use plan describes it as gently rolling, between about 1,900 feet along Cane Creek and 2,200 feet at the Asheville line. Cane Creek, Hooper's Creek and Kimsey Creek all cross it on their way to the French Broad on the west edge.

That is good ground to build on, which is why the town more than doubled between 1990 and 2010. It is not good ground for draining. A subdivision lot graded flat on creek bottom holds every inch of rain that falls on it, and the roof water on top of that.

The yard with no fall

The usual Fletcher call is a back yard that stands in water for days after rain, with no slope to shed it and no low spot in reach. Sometimes it is the whole lot. Sometimes it is a strip between two houses where the builders' grading met and left a trough.

A French drain alone does not fix that, because a pipe with no fall just fills. McKinley starts with where the water can go: a street ditch, a storm inlet, a swale running to the creek side of the lot. Then he builds the fall to reach it, regrading the surface, cutting a shallow swale and setting a catch basin at the low point with pipe out.

Downspouts and the strip beside the house

On a flat lot the roof is the biggest source of water in the yard. Four downspouts emptying at the corners of a house put a lot of water into ground that cannot shed it. It ends up in the crawlspace or against the slab.

The downspouts are buried in solid pipe and carried to the same outlet as the yard drain. The strip along the foundation is regraded to fall away from the house. Where the ground itself stays wet, a French drain goes along that side. The guide to French drains versus regrading explains how the choice gets made.

Helene and the creek bottom

In September 2024 the French Broad at Fletcher reached a record 30 feet. Old Hendersonville Road went under, Town Hall took water and the park flooded. Nothing in a yard stops a flood like that. What it showed is which lots sit in the mapped flood hazard areas along Cane Creek, Hooper's Creek and the river. It also showed which ditches and culverts had been full of silt for years.

If your lot is in one of those areas, the town's flood hazard ordinance limits what can be filled or regraded. The maps get checked before any dirt moves. Away from the creeks, the lesson was simpler: give the water a path before the storm arrives.

Culverts at the drive

Plenty of Fletcher drives cross a ditch at the road on a culvert that was sized when the road was quieter and the ground upstream was pasture. When that pipe is too small or half full of silt, the ditch backs up into the yard and the drive washes.

Replacing a drive culvert, setting it with fall and putting riprap at the outlet is part of the drainage work. A new drive is covered under gravel driveway installation in Fletcher. The culvert pipe guide explains sizing and what the road authority wants at the right-of-way.

Permits, NC811 and a price

Fletcher is an incorporated town with its own stormwater ordinance and planning staff, and Henderson County's Site Development office handles erosion control inside the town. A yard drainage job is small, but anything in a flood hazard area or at the road right-of-way is worth a call first. NC811 needs three working days to mark utilities before digging, and private lines are not on that locate.

The estimate is free and on site. The main drainage page covers the full range of work, and a bank that seeps behind the house is a retaining wall job with drainage built in.

What it includes

What that covers

  • Regrading and swales. Fall built into a flat lot so water has a direction to go.
  • Catch basins. The low spot given a grate, a pipe and an outlet.
  • French drains. Perforated pipe in stone where the ground itself stays wet.
  • Drive culverts. Undersized or silted pipes replaced and set with fall, riprap at the outlet.

Fletcher and the towns nearby

Fletcher and Arden share a county line and the same drainage problems, and the work is the same on both sides of it. McKinley does this work in Arden and south in Hendersonville, where Mud Creek sets the rules, and on the mountain lots around Asheville, where the water comes down the slope instead of sitting. The Fletcher and Arden service area page lists everything M&S does along US-25, from gravel drives and house pads to walls, culverts and clearing.

My yard is flat and holds water. Will a French drain fix it?

Not by itself. A pipe with no fall just fills up. McKinley first finds where the water can go, then builds the fall to get there with regrading, a swale and a catch basin, and uses a French drain where the ground itself stays wet.

Where can the water go on a flat Fletcher lot?

A street ditch, a storm inlet, a swale to the creek side of the lot or a neighbour's ditch with their agreement. Finding that outlet is the first thing McKinley does on the estimate, and if there is none he says so.

Is my lot in a floodplain?

Lots along Cane Creek, Hooper's Creek, Kimsey Creek, Higgins Branch and the French Broad can be in mapped flood hazard areas, and Fletcher has a flood hazard ordinance. If yours is, fill and regrading are limited. McKinley checks the maps before any dirt moves.

Do I need a permit for drainage work in Fletcher?

Most yard drainage jobs are too small to need one, but Fletcher has its own stormwater ordinance and Henderson County's Site Development office handles erosion control in town. Work at the road right-of-way or in a flood hazard area is worth a call first.

How much does yard drainage cost in Fletcher?

It depends on how far the water has to travel to an outlet, how much regrading is needed and whether downspouts or a culvert are part of it. The estimate is free and on site, and you get one number.
