Demolition and Tear-Downs in Hendersonville, NC

Torn down, hauled, left level.

Hendersonville is the Henderson County seat, half an hour south of Asheville, with older houses on in-town lots, apple orchards and packing sheds out east, and retirees' houses on the slopes toward Laurel Park and Flat Rock. Demolition in Hendersonville

In-town garages and the apple-country barn

Henderson County leads the state in apples, and the orchards east of town come with old packing sheds, equipment barns and workers' cabins that have outlived the trees around them. In town, the older streets have detached garages and block sheds built for another era's cars and another era's storms.

Both end up as demolition calls. The orchard building is in the way of a house on land that has been sold off. The in-town garage is leaning, or the owner wants a workshop or an accessory dwelling where it stands and the old one is not worth saving.

Mud Creek and the low side of town

Mud Creek runs through the low ground on the south and east sides of Hendersonville, and the city has frequent flooding along the lower part of it, enough that Spartanburg Highway and Greenville Highway close in big rains. Helene put more water through that bottom than anyone had seen.

Buildings down there took water, and some will not come back. Taking them down is straightforward; what matters is what goes back in the hole. In the floodplain, bringing in fill has its own rules, so McKinley asks the county before raising anything beyond filling the void.

Sloped lots toward Laurel Park and Flat Rock

West and south of downtown the ground climbs, and the houses built there over the last fifty years sit on cut-and-fill lots with a deck off the back and a shed on the low side. When a deck comes off, the posts and footings come out too, and the bank it was hiding is suddenly visible.

That bank is the real job. Once the structure is gone, the ground is filled, compacted and graded so water keeps moving past the house. Where it will not hold on its own, a retaining wall in Hendersonville goes in while the machine is there.

The Henderson County demolition permit

Henderson County Permits and Inspections, on North King Street in Hendersonville, issues the building demolition permit for the county. The application notes that the state requires an asbestos inspection and a notification before demolition, even when nothing is found, and that the site has to be cleared to the footings and graded for drainage afterwards.

Water meters and sewer cleanouts in the right-of-way have to be found and marked before work starts, and the utility pulls the meter if the service is going away. NC811 locates the rest with three working days' notice, as North Carolina law requires.

Machines, access and hauling

McKinley runs the machine himself. For a garage on a tight in-town lot that is usually the mini excavator and the tracked skid steer, carrying debris out to the dump truck at the street. On orchard land there is room for the bigger excavator, and the truck can back right up to the building.

He sorts the load as it goes on and hauls it off; you do not arrange a dumpster or a second contractor. Whatever gets tracked up on the way in and out is graded back at the end of the job.

One price, and what comes after

The estimate is free and on site. You get one figure before anything starts, with the hauling and the finish grading in it, and no surprise later for the footings or the slab. If the job is only concrete, with no building standing on it, see concrete removal in Hendersonville.

A new drive or parking area can follow; see gravel driveway installation in Hendersonville. A yard that was wet before the building came down is covered at yard drainage in Hendersonville. The main page for the area is demolition in Asheville.

Do I need a permit to tear down a garage in Hendersonville?

Henderson County Permits and Inspections issues the building demolition permit, and the application spells out what has to happen before and after. Ask them before a date is fixed. McKinley can tell you what the office will want for your building.

What is the asbestos inspection the county mentions?

The county's demolition application notes that the state requires an asbestos inspection and a notification before a building is demolished, even if none is found. Henderson County falls under the state program rather than a local one. Ask Permits and Inspections how it applies to your building.

Will you take down an old packing shed on orchard land?

Yes. Orchard buildings on land being sold off for houses are common calls. There is usually room for the bigger excavator and the truck, so they come down and go quickly, and the ground is graded for whatever is going on it.

My lot is near Mud Creek. Can you raise it once the shed is gone?

The hole the shed leaves is filled and crowned so it does not hold water. Raising the whole lot with fill is a floodplain question for the county, and McKinley asks before bringing in more than the job needs.

Do you haul the debris or do I need a dumpster?

McKinley hauls it in his dump truck as part of the job, loading as the building comes down rather than leaving a pile in the yard. You do not arrange a dumpster or a second contractor. The one figure you get before work starts has the hauling in it.
