Yard Drainage and French Drains in Black Mountain, NC
Catch it above the house.
Black Mountain sits at the head of the Swannanoa valley, and every cove above town sends its water down through somebody's yard. Old cottages, second homes and new builds all sit in that path. McKinley catches the water above the house, carries it past and puts it out where it will not cut the ground.

Yard drainage in Black Mountain
Where the valley starts
Black Mountain is fifteen miles east of Asheville, where the Swannanoa River begins and the mountains close in on three sides. The town is on the valley floor. The houses climb every cove and hollow above it, on lots that were cut into the slope for summer cottages a century ago and for second homes since.
A cove lot has water coming at it from above whether or not it is raining. Springs break out on the slope, seeps run through the soil for days after a storm, and a branch that is dry in August is a creek in March. The house is almost always below some of it.
The seep behind the cottage
The most common call is an older house with a bank cut close behind it that weeps all winter. The crawlspace stays damp, the back steps are green and the ground along the foundation never firms up. There is no puddle, because the water is in the soil.
An interceptor French drain along the uphill side is the fix. McKinley digs a trench deep enough to meet the water, lines it with fabric, bedding perforated pipe in washed stone and laying it with fall the whole way. On a cove lot there is nearly always fall to daylight the pipe downslope, with riprap where the water comes out.
Springs and the yard that is always wet
Some Black Mountain yards have a spring in them, or a wet-weather spring that only runs when the mountain is full. The grass is a different green in a strip down the lawn, the mower bogs there, and a shallow drain someone put in years ago is clogged with silt.
A spring cannot be stopped, only collected. McKinley traces it uphill to where it breaks out, catches it in a drain at that point and pipes it past the yard to an outlet. If the old drain had no fabric, it is replaced rather than cleaned, because it will silt again.
What Helene did here
In September 2024 more than thirteen inches of rain fell on the valley in two days. The Swannanoa took out the Blue Ridge Road bridge and neighbourhoods along the river went under to the roofline. A mudslide carried mobile homes down a hillside, and hundreds of people on the slopes were cut off. Nobody in Black Mountain needs telling that water moves downhill.
A yard drain does not stop a flood like that. What it does is handle the ordinary water that was already soaking the hillside before the storm arrived. The storm showed which culverts, ditches and outlets had failed quietly years earlier. Those are the things worth fixing before the next wet winter.
Culverts at the drive and water on the road
Cove drives cross a branch or a ditch, and the culvert under them was sized for the water of fifty years ago, if it was sized at all. When it is too small or silted, the branch runs over the drive and down it, and the drive washes to the house.
Replacing the culvert, setting it with fall and armouring the outlet with riprap is part of the drainage work. The culvert pipe guide explains sizing. A drive that has already washed is covered under gravel driveway repair in Black Mountain, and a bank that seeps and slumps is a retaining wall with drainage behind it.
Permits, NC811 and the estimate
Inside town limits Black Mountain runs its own stormwater program, so the town's planning and development office is the place to ask before a bigger job. Outside the town line it is Buncombe County Planning & Development, with an erosion control permit at an acre of disturbance, or a quarter acre in a hillside subdivision. Most yard drains are well under that. NC811 needs three working days to mark utilities before digging, and a spring box or a private water line is not on that locate.
McKinley walks the lot with you, free, and gives one figure. The main drainage page covers the rest of what M&S does with water.

Black Mountain is the east end of the Buncombe County work, and Swannanoa and Montreat get the same treatment on the way. McKinley does the same cove-lot drainage in Asheville and on the mountain lots north of town around Weaverville, and the flatter version of it in the Hominy Valley around Candler. The Black Mountain service area page lists everything M&S does up the valley, from steep gravel drives and pads to walls, culverts and clearing.

Questions people ask
Not seeing yours? Call (828) 540-6856 and ask McKinley, or read the guides.
The bank behind my house seeps all winter. Is that a drain or a wall?
Usually a drain first. An interceptor French drain along the uphill side catches the water moving through the slope before it reaches the house. If the bank is also slumping, it needs a wall, and the drainage goes behind the wall as part of the same job.
There is a spring in my yard. Can you get rid of it?
No, but it can be collected. McKinley traces it to where it breaks out, catches it there in a fabric-lined drain and pipes it past the yard to an outlet downslope. An old drain without fabric is replaced, not cleaned, because it will silt again.
Where does the water go on a cove lot?
Downhill, which is the one advantage of a Black Mountain lot. The pipe daylights on the slope below the house, into a ditch or a branch, with riprap at the end so the water does not cut a gully.
Do I need a permit for drainage work in Black Mountain?
Inside town limits Black Mountain has its own stormwater program, so ask the town's planning and development office before a bigger job. Outside town it is Buncombe County, and a yard drain is well under its threshold. NC811 marks utilities first either way.
How much does a French drain cost in Black Mountain?
The length of the run, how deep the trench has to go, how far to the outlet and how close a machine can get on a steep lot. The site visit costs nothing and the number you get covers the whole job.
Other work he takes on
