Demolition and Tear-Downs in Arden, NC

Tight lots, clean tear-downs.

Arden is the south side of Asheville, unincorporated Buncombe County along Hendersonville Road and Sweeten Creek, built up in subdivisions since the 1970s. What wears out there is the deck, the carport and the detached garage. McKinley takes them down, hauls the debris and leaves the ground graded for what comes next.

Demolition in Arden

Fifty years of subdivisions and what wears out

Arden sits between Skyland and Fletcher, near the Henderson County line, and most of it was built in waves from the 1970s on, with newer streets still filling in on every side road toward the airport. Oak Park, laid out in 1927, is the old exception.

A house from 1975 has a deck that is on its second or third set of boards and its first set of posts. The carport was added later, and the detached garage was built by whoever lived there before. These are the calls from Arden: not a farm building on a new lot, but a structure in a settled yard that has reached the end.

Decks, carports and the garage that leans

A deck comes apart quickly, but the posts are set in concrete and the footings have to be dug out or the next deck will fight them. A carport is usually a metal roof on posts with a slab under it, and the slab can go or stay. A leaning garage comes down in a controlled way with the excavator rather than by hand.

Everything is loaded as it comes down and leaves in the dump truck. McKinley sorts metal from wood from concrete as he loads, which keeps the job moving and keeps the yard from turning into a pile that sits there for a week.

Working between the houses

Arden lots are not big. The structure is behind the house, the neighbour's fence is close, and there is a septic field or a water line somewhere in the yard. McKinley brings the mini excavator through a side gate where a full-size machine would not fit, and uses the tracked skid steer to carry debris out to the truck at the street.

He walks the route on the estimate visit and tells you what will be driven over and what will be kept clear. If the lawn takes some damage from the tracks, the finish grading puts it back.

Mobile homes on the side roads toward the airport

Off Hendersonville Road and along the roads toward the airport there are older mobile homes on lots that are now worth more than the home. Taking one down means the frame, the skirting, the piers, the steps and any porch, then the pad. A new house or a new manufactured home usually follows.

If the next step is a house pad, the guide to house pad construction explains what goes into one. If it is a new drive or parking area, that can be cut and based in the same visit.

Buncombe County, the Air Quality Agency and NC811

Arden is unincorporated, so building permits come from Buncombe County Permits and Inspections rather than a town hall. The Asheville-Buncombe Air Quality Agency requires a permit for any plan to demolish a building in Buncombe County, whatever its age, so call them before a date is set.

NC811 locates the buried utilities with three working days' notice before digging, as North Carolina law requires. Power, gas and water to the building are disconnected by the utility first. Private lines in the yard are not on a standard locate, so tell McKinley where yours run.

After the tear-down

The hole where the footings or the slab were is filled, compacted and graded so water goes somewhere other than the house. Arden yards often already have a wet spot, and the building that just came down may have been sitting on it; yard drainage in Arden covers that.

A bank left exposed when a garage comes out can be held with a retaining wall in Arden. Concrete coming out with nothing on it is at concrete removal in Arden, and the main page for the whole area is demolition in Asheville.

What it includes

What that covers

  • Decks and porches. Boards, joists and posts down, the concrete footings dug out.
  • Metal carports. Roof and posts off, the slab out or left as you prefer.
  • Detached garages. Leaning frame or block garages taken down in a controlled way.
  • Mobile homes. Frame, skirting, piers, steps and pad gone, the site graded.
Arden and nearby

Arden and the towns nearby

Arden runs straight into Fletcher across the Henderson County line, where the same decks and carports sit on the hill lots and flood-damaged outbuildings sit on the bottomland by the river. North along Hendersonville Road the work continues into Asheville itself, on older and steeper lots. McKinley covers all of it from his base in Asheville. The Fletcher and Arden service area page lists everything else M&S does on the south side, from gravel drives to drainage.

Can you get a machine into a fenced backyard in Arden?

Usually. The mini excavator fits through a standard side gate or a fence panel that comes off for the day, and the tracked skid steer carries debris out to the truck at the street. McKinley checks the route on the estimate visit and tells you what will be driven over.

Who issues demolition permits in Arden?

Arden is unincorporated, so it is Buncombe County Permits and Inspections rather than a town office. The Asheville-Buncombe Air Quality Agency also requires a permit for any demolition in Buncombe County, whatever the building's age. Ask both before a date is fixed.

Do the deck footings have to come out?

If anything is going back in that spot, yes. Buried footings are what the next deck's posts land on, and they end up in the way. McKinley digs them out with the building and fills the holes.

Will you take down a mobile home on a lot off Hendersonville Road?

Yes. The home comes down to the frame and is hauled, then the piers, skirting, steps and pad go. If a new home is going on the lot, the pad for it can be cut and compacted in the same visit.
