Demolition and Tear-Downs in Greer, SC
Room made on the county line.
Greer straddles the Greenville-Spartanburg county line and is adding people faster than almost any city its size in the country. Subdivisions go up on former farmland every year, and the barns, sheds and old houses that came with the land have to go first. McKinley takes them down, hauls the debris and leaves the clay graded for the builder.

Demolition in Greer
Greer is adding houses faster than almost anywhere
Greer went from about 16,800 people in 2000 to over 50,000 in 2025, and the Census Bureau ranked it the seventeenth fastest-growing city in the country for the year to July 2025. I-85, the BMW plant, GSP airport and the inland port drive it, and annexation has pushed the city limits out across what was farmland.
That is the demolition work in Greer: not so much the old deck as the old farmstead. A builder or a family buys acreage, and on it is a house, a barn, a tractor shed and a well house that are in the way of the plan.
What is on the land before the builder arrives
McKinley walks the land with you and sorts what has to go from what can stay. A barn and a shed come down with the excavator and leave in the dump truck. An old mobile home goes to the frame, then piers, skirting and pad. A house that needs asbestos abatement or a licensed demolition contractor is not his job, and he says so on that first walk.
Stumps, fence lines and overgrowth around the buildings can be cleared in the same visit, while the machines are already on the ground; see land clearing in Greer.
Two counties, one city: who to call about the permit
Inside city limits, the City of Greer Building and Development Standards department handles permits, through its online portal. Outside the limits it depends which side of the line you are on: Greenville County or Spartanburg County. The address tells you which one covers you, and the office will say what it wants for a demolition.
SC811 locates buried utilities under South Carolina's Underground Facility Damage Prevention Act, which requires three full working days' notice before digging. The utility disconnects power, gas and water to the building before it comes down.
Red clay and the South Tyger bottoms
Greer sits on Piedmont red clay. It holds water, it ruts when wet and sets hard when dry, and a footing set in it years ago does not want to come out. The South Tyger runs across the north side of town, and lots along it and the smaller creeks are flat and slow to drain.
The finish is where the clay shows. The void is backfilled with material that compacts, crowned so it sheds water, and in the bottoms the county is asked before any more fill goes in than the hole needs. A yard that was wet before is dealt with while the ground is open; see yard drainage in Greer.
Decks, sheds and pool houses in the older neighborhoods
Greer was a mill town before it was a boom town, with the Victor, Franklin and Apalache mills and their villages, and the neighborhoods built out from them through the last century. Those yards have decks on rotten posts, sheds with no roof and the odd pool house beside a pool that was filled in years ago.
These are smaller jobs on tighter lots. The mini excavator goes through a side gate, the tracked skid steer carries debris to the truck at the street, and the footings come out so the next deck does not fight them.
A price with the hauling in it
The estimate is free and on site. McKinley walks the property, counts what is coming down and gives you a single figure before anything starts, with the hauling and the grading in it, so the builder can put a real number in the budget. If the slab is the only thing coming out, see concrete removal in Greer.
If a house is going on the cleared ground, the site preparation checklist for South Carolina covers what the builder will want next, and forestry mulching in Greer handles brush on the rest of the acreage. The main demolition page is demolition in Asheville.

Greer sits between the two Upstate cities M&S works in, and the same tear-down work is done east in Spartanburg, where the calls are more mill-village garages than farmsteads, and west toward Greenville, Taylors and Travelers Rest. Duncan, Lyman and Wellford along I-85 are covered from the same runs. McKinley comes down from Asheville and does the Upstate as a regular part of the week rather than a special trip. The Greer service area page lists everything else done locally, from land clearing to drainage.

Questions people ask
Not seeing yours? Call (828) 540-6856 and ask McKinley, or read the guides.
Which county do I deal with for a demolition in Greer?
Inside city limits, the City of Greer Building and Development Standards department, whichever county the lot is in. Outside the limits it is Greenville County or Spartanburg County, depending on the side of the line. McKinley can tell you which from the address.
Can you clear everything off a few acres before the builder starts?
The buildings, yes: barns, sheds, mobile homes, decks and their slabs and footings. Stumps, fence lines and brush can go in the same visit as land clearing. A house that needs asbestos abatement or a licensed demolition contractor is a separate job, and McKinley says so on the first walk.
How long does SC811 take?
South Carolina law requires three full working days' notice before digging, not counting the request day, weekends or holidays. McKinley puts the locate in once the date is set. Private lines like a well or septic run are not on it, so show him where those go.
What happens to the hole in the clay once the barn is out?
It is backfilled with material that compacts, in lifts, and crowned so water runs off. Loose red clay thrown back in settles into a soft, wet patch, so that is not how it is done.
Do you cover the Spartanburg County side of Greer?
Yes. M&S works both sides of the county line, and across Spartanburg County and the Greenville side as far as Travelers Rest and Simpsonville. The estimate is free and on site. Call or text (828) 540-6856.
